CREST NICHOLSON ARE BRINGING FORWARD THE FINAL DETAILS FOR THE LAND OF GREEN LANE WEST, RACKHEATH.
The site has outline planning consent for up to 205 new homes, including 68 affordable homes, which was approved by the Broadland District Planning Committee in 2021. This means the principle of development and the access on the site is established.
Crest Nicholson is bringing forward a reserved matters application and if agreed by the local authority, Crest Nicholson will go on to build the development, providing new homes for local residents, including a significant volume of homes in affordable tenures.
The development will deliver a variety of home sizes and types for residents and families of different ages and backgrounds. Importantly, the development will include affordable family homes that will contribute to Broadland’s housing need.
Proposed site layout
The suitability for development on the site is well established through the granting of outline planning consent and its proposed allocation for residential development under policy GNLP0172 within the emerging Greater Norwich Local Plan (GNLP).
The site also sits within close proximity to the wider strategic growth area of Rackheath where an application is due to be submitted for 4,000 new homes. The strategic development will deliver substantial enhancements to local infrastructure, including two new primary schools, a new medical practice and improvements to local transport.
Whilst not being part of this wider development, the site will benefit from the wider delivery of infrastructure that will be accommodated under the strategic development.
